The short answer: choose a home staging company with years of experience, enough inventory and team to handle peak season, recent photos that show real quality, and a strong reputation with brokers and homeowners.
In this guide
Part 1: A Seattle staging company’s experience and capacity
Years in business
Start with experience. A staging company that has been in business for years has worked through busy seasons, slow markets and every kind of home. Experience shows up in the details: knowing which rooms matter most, which furniture fits the space, and how to get a home ready for photos without surprises.
The size of their inventory
Ask how much inventory they have. A staging company with deep inventory can furnish your entire home with a complete, coordinated design instead of piecing rooms together. It’s also worth asking whether they own their furniture or rent it from a third party. A staging company that owns its inventory controls its quality and supply, can buy current, up-to-date pieces, and can usually offer more flexible rental terms if your home needs more time on the market.
Team and availability
Home staging takes a real team: designers, movers, a warehouse manager and an owner overseeing the logistics. Ask how big the team is and when they can stage your home. During peak season, staging companies often book out two to four weeks ahead, while the off-season can open up same-week availability. A staging company with its own crew and trucks controls its schedule, so your staging date and photo date stay on track.

Part 2: The quality of a Seattle staging company’s work
Photos and videos of current and past stages
Ask to see photos and videos of homes they’ve staged recently, not just their best work from years ago. Look at whether each home feels complete, whether the design is cohesive from room to room, and whether the furniture is the right size for the space. A good home stager designs to the home, its architecture and today’s style.

Knowing the quality you’re getting
Photos tell you a lot about quality, especially in the bedrooms. Some staging uses air mattresses, a few pillows and artwork in place of a headboard. Quality staging uses real beds with headboards, staging mattresses, layered bedding, multiple pillows and throws. Buyers feel the difference when they walk in. Analyze the photos, and talk it through with your real estate broker, who has walked through many staged homes and knows what to look for.

Look past the room count
When you compare quotes, don’t compare by room count alone. A fully finished room and a minimal setup both count as one room on paper. Compare what each room will actually look like, what’s included in the rental period, and what happens if your home needs more time after that period ends.
Getting it right the first time
The most expensive staging mistake is a stage that isn’t right on day one. Listing photos usually happen the day after staging, so a poor result can mean canceled photos, restaging and a delayed listing. Ask how the stager plans the design before staging day and how they make sure the home is camera-ready.
Vacant or occupied staging
Ask whether the company stages vacant homes, occupied homes or both. Furniture that goes into lived-in homes can pick up stains, smells and wear over time. A company that stages only vacant homes can keep its furniture in like-new condition from one home to the next.
Part 3: A Seattle staging company’s reputation
Check their Google reviews and ask your broker about their reputation. Reputable staging companies earn repeat work and referrals from brokers who have seen their homes in person. A strong reputation is one of the clearest signs you’ll get the quality and reliability you’re paying for.
“I’ve been using IntExt for almost 5 years now, they are absolutely the best. I’ve probably staged 30–40 houses and projects with them. Sue and her team are 1 of 1.”

Choosing a Seattle staging company as a real estate broker
For brokers, choosing a home staging company means choosing a partner for your team, not just a vendor for one listing. Capacity matters more than most people realize. If a staging company has inventory for only 20 homes and works with 20 brokers who each bring three listings in peak season, there isn’t enough furniture to go around. Either they can’t take your listing, they cancel on you, or they piece rooms together with mismatched furniture. Then you’re scrambling to find a new stager while your listing date gets closer. You want a stager who can get to your listings in a reasonable time and has the furniture on hand when you need it, so you always feel supported.
Keep in mind that every listing is your resume. The listing photos are what future clients look at when they decide which broker to hire. The right stager helps each home stand apart from the competition and shows the quality, detail and attention you bring to every listing. And when the staging is done right, your homes sell faster and for more, which makes you a more desirable broker.
Questions to ask a Seattle staging company
Before you hire a home staging company, ask these questions.
- How long have you been in business?
- How much inventory do you have, and do you own your furniture or rent it?
- How big is your team, and when can you stage my home?
- Can I see photos and videos of homes you’ve staged recently?
- What’s included in the rental period, and what does it cost if my home needs more time?
- Do you stage vacant homes only, or occupied homes too?
- What do your Google reviews and broker referrals say about you?
