The Home Staging Process: How It Works, Step by Step, in King County
By the IntExt Staging team, Bellevue WA

If you’re getting ready to sell in Bellevue, Seattle or anywhere in King County, knowing how staging works makes the whole listing easier to plan. In peak season, the home staging process usually takes about two weeks from your first call to staging day, sometimes just a few days in the off-season, and the staging itself is finished in a single day. Here’s how each step unfolds, why it matters, and what you’ll need to do along the way so your home is ready for photos and launches right on time.

The short answer: call, agree on a budget and a date, walk through the home on video, sign the proposal, have the home empty and clean, stage it in one day, take photos the next day, and schedule pickup about a week before closing.
Buyers want to buy their new home, not your old home, and every step of the process is built around that idea. At IntExt Staging, we’ve staged homes across King County since 2012 for brokers and homeowners alike, and we serve all of King County plus parts of Pierce and Snohomish Counties within about an hour of Bellevue. Our packages include 45 days of furniture rental in peak season and 60 or 90 days in the off-season.

How far ahead should you plan the home staging process?
Plan your staging as soon as you know your listing date, because staging day is the date everything else lines up behind. Your photos, your listing date and your first showings all depend on it. From March through August we usually schedule about two weeks out, and from October through December we can often stage the same week you call.
That first call moves faster than most people expect. We look your home up online, review past listing photos, and confirm the square footage and room count, which gives us a good feel for the house and a realistic budget, often before anyone sets foot inside.
Once we agree on a budget and a date, we hold that day for you while we create the design. After the design is done, we send a written proposal with the scope, price and terms. Signing it is what locks in your date. The deposit is 50%, with the balance due upon completion on staging day, and we accept electronic payment.
How is a home staging design created?
The design comes together during the video walkthrough, usually within one to three days of your call, depending on how soon you need to list. We prefer to film it ourselves, walking the home room by room. Along the way we plan the size and placement of the furniture, the style, the lighting, and what to do and what not to do in each space. Every design follows the home’s architecture, its windows, closets and walls, and how a buyer will move through it, because flow is what keeps buyers connected from one room to the next.

If we can’t get out to the home quickly, a broker or homeowner can send us a three-to-five-minute video instead. We also use the walkthrough to check access, like stairs, driveways and where our box trucks can park. For condos and high-rises, that includes working with the homeowners association to reserve the elevator and parking, and providing proof of insurance when the building asks for it.
From there, the video goes to our production team. They review the design, select the inventory, and tag every piece for your home, so the right furniture is ready to load on staging day.
How do you get your home ready for staging day?
While we prepare the design, your job is to get the home completely vacant and clean. The owners should be moved out with every personal item gone, the home deep cleaned, and the carpets cleaned the day before so they have time to dry. Power, water and heat should be on and the security system off. Nobody needs to be there for staging day. We just need reliable access, like a door code or a lockbox.

If your listing prep or listing date needs to move, the sooner you reach out to us, the better. We can usually find a new date, but in peak season the calendar fills fast. If our trucks are already loaded, or our crew arrives and the home isn’t ready, there can be a reloading fee, and the new date depends on availability.
What happens on staging day, and when are photos taken?
Staging day is when the plan becomes a home, and every home we stage is finished in one day. Our crew of four to six arrives with our own trucks and installs everything, from the furniture and rugs to the artwork, lamps, bedding and pillows, each piece placed where the design called for it. When the job is complete, we let you know.

That one-day capacity matters most when timing is tight. Recently, a broker called us about a home in Bellevue. Their staging company had run out of inventory and canceled just two days before the stage date. We worked from the online photos and a video the broker sent, set the budget and the design that same day, and staged the home the next day, right when the original stage was planned. The photographer stayed on schedule, and the home listed on the Thursday the broker wanted instead of slipping a full week. Our team can stage up to three homes in a day, and that day it made all the difference. That broker has been with us ever since.
“I’ve been using IntExt for almost 5 years now, they are absolutely the best. I’ve probably staged 30–40 houses and projects with them. Sue and her team are 1 of 1.”

Once the staging is in, schedule your photographer for the next day or later, never the same day. The crew is never rushed to finish by a certain hour, and your photographer can choose the best time for your home, since every house has its own ideal light, shadows and weather. If staging wraps at 5 p.m. in the fall, the light may already be fading. The next morning, the home is ready for its best photos. What happens after your home is listed?
Once your home is on the market, the staging simply does its job. The broker and homeowner keep the home clean and show-ready, and there’s nothing to maintain on the staging itself, because we don’t use live flowers or anything that needs ongoing care. Your first couple of weeks on the market matter most, and our article on whether home staging is worth it explains what to watch during that time.

About a week before your included rental period ends, we’ll check in. If the home is still on the market, you can keep the staging in place for a monthly fee, or we can schedule pickup. Once you’re pending, we recommend keeping the staging through inspection, then having it removed about a week before closing. Just let us know your closing date and we’ll put pickup on the schedule. We’ll confirm we still have access, nobody needs to be there, and we’ll let you know when the furniture is out.
Common questions
Can we add rooms after the home is staged?
Yes. Just call us and we’ll adjust the proposal to add the rooms or pieces you want.
Can my broker handle the staging process for me?
Absolutely. Many brokers coordinate everything with us from the first call to pickup, and we work just as closely with homeowners who prefer to manage it themselves.
What if another stager cancels on me?
Call us right away. Depending on the season and our schedule, we can sometimes design and stage a home within a day or two.
