How to Stage a Condo in Seattle and on the Eastside

Staging a condo in Seattle comes down to making a smaller space feel open, warm and easy to picture living in, with furniture that fits both the rooms and the building’s elevator. Done well, it takes thoughtful design and careful planning with the building, and professional condo staging typically starts around $2,000 and can be installed in a single day.

By Matt Steel, IntExt Staging. 10+ years in business, 300+ homes staged every year across King County.

The short answer: a staged condo should feel bigger, brighter and more livable than an empty one, and it should show buyers the lifestyle that drew them to condo living in the first place.

What are condo buyers really looking for?

Condo buyers are shopping for a lifestyle as much as a floor plan. They want the view from the balcony, the coffee shop downstairs, the walk to work, and the freedom of lock-and-leave living. Buyers want to buy their new home, not your old home, and in a condo that means helping them feel what it would be like to come home there every evening.

Staging helps condo buyers picture coming home there every evening.

An empty unit rarely gets them there. Without furniture, a condo can feel echoey and cold, and buyers start wondering whether their sofa will fit or where a dining table would go. That uncertainty pulls them out of the feeling and into doubt.

We saw this clearly with an older condo that had a lovely vintage feel and a lot of open space. It had been on the market for 90 days. Empty, it felt cold and echoey, and buyers couldn’t picture how to use the open floor plan. The broker called us, we designed and staged the unit, and it sold within 10 days. The new photos brought a real jump in online traffic, and when buyers arrived, the warmth and lifestyle they saw online matched what they felt in person. They could finally see the living space, the dining area and how each bedroom would work. If you’re weighing the investment, our article on whether home staging is worth it looks at what staging does for your first weeks on the market.

That kind of turnaround is what we work toward on every condo. At IntExt Staging, we’ve been staging homes and condos across King County since 2012, for brokers and homeowners alike, including downtown Seattle, Belltown, South Lake Union, Capitol Hill, downtown Bellevue, Kirkland and Redmond. Our packages include 45 days of furniture rental in peak season and 60 or 90 days in the off-season.

What do most people not realize about condo staging?

Most people don’t realize that staging a condo starts with the building, long before any furniture arrives. That vintage condo’s sale depended on more than good design. It depended on getting the right furniture into the building at all.

It starts with the elevator. During our walkthrough, we measure it to confirm exactly which sofas and larger pieces will fit. When a full-size sofa won’t make it, we often use a sectional, which arrives in pieces and still gives the living space the comfortable, generous look buyers love.

From there, we coordinate with the homeowners association, reserve the elevator and loading times, and provide proof of insurance when the building requires it. In downtown Seattle especially, parking is its own challenge. We’ve loaded from the center lane of a busy street, and we’ve worked from alleyways with a driver staying in the truck to move it whenever traffic needs to pass. We’re used to it, and because we plan for it during our property evaluation, there are no surprises on staging day. Our guide to the home staging process walks through the full timeline from first call to pickup.

How do you choose furniture for a condo?

Once we know what the building allows, the design comes down to scale. Oversized pieces make a condo feel cramped, while pieces that are too small can make it feel cheap. The right furniture shows the true size of each room and leaves a clear path for buyers to move through it, so the space flows from the entry to the windows. For a full picture of everything a stage covers, our guide to what home staging services include walks through it room by room.

Should you use rugs when staging a condo?

Yes, and they matter even more in a condo’s open spaces. A rug takes the echo out of a room, adds color, warmth and depth, and defines each area, showing buyers exactly where the living space ends and the dining area begins. Some advice suggests skipping rugs to show more floor, but in our experience, the right rug in the right size makes an open condo feel more inviting and more organized, not smaller.

Lighting finishes what the rugs start. Many condos have windows on only one side, so we open up the natural light and add warm lamps to brighten darker corners and keep the feel consistent from room to room.

Is it worth staging a condo balcony or patio?

Yes, because the balcony is often where the lifestyle comes to life, especially with a view or room to relax. A couple of chairs, a small table and a few soft touches turn it into an outdoor living space buyers can picture enjoying on a summer evening. Staging it extends the feeling of the home past the glass and reminds buyers why they wanted a condo in the first place.

Common questions

Can you stage a small studio or one-bedroom condo?

Yes. Smaller units often benefit the most, because staging shows buyers how to make the most of every square foot.

What if my building has strict move-in rules?

That’s very common. We work with your building’s HOA on elevator reservations, loading times and insurance requirements so everything follows the rules.

Does the condo need to be vacant?

Yes. We stage vacant condos, and the unit should be empty and clean, with power and heat on and access through a lockbox or door code.

How do I compare staging companies for a condo?

Look at photos and videos of their past condo stages, ask about their inventory, and make sure they have experience with building logistics. Our guide on how to choose a home staging company in Seattle and King County covers what to look for.
